    Samantha and I attended the Christmas party for the Motor Enclave on Friday evening and met the owner, Brad Oleshanski. We’ve been thinking about it a bit recently, and decided to buy a unit there. It’s close to areas of the gulf coast we like, and provide storage space for my micro collection closer to fun driving roads down south. Basically you buy garage space, but can fit it out with mezzanine and living space in two levels. Luxe Dream is doing a similar idea closer to Sarasota without the track.

    The Enclave will offer a clubhouse, 1.6 mile track, off-roading track, pool and other amenities. The nice thing is I can bring guests to use the track, so that’s an added benefit.

    Should be ready a year from now, they’ve broken ground and have critical mass to support it, so no worries there. We met our neighbors, really nice folks. He is awaiting his F8S (like me) and we have a lot in common.

    Of course now I’m sorry I sold my pristine 911 a few years back and may look for a GT4 or something similar to just to throw around on a tight track. Or use the 458. The STO may be a bit much, but should do just fine at Sebring and Daytona.

    Congrats; this looks like a fun endeavor!

    Are the Luxe Dream ones like the Wheelbase ones off Fruitville? If so, these are much more convenient for me location-wise (at least until the Wheelbase street eventually connects through to LWR in some format).

    Saw on the Motor Enclave website they have a "future Sarasota" location - interested in that one, should it ever come to fruition.

    Luxe will be near Fruitville east of 75. They have a website if you google it, their units look quite elegant and are spacious for a place to hang out. Nice clubhouse.

    We opted for Tampa because it’s under 2 hours and it’s not too far to our friends in the Sarasota-Bradenton area. And you can fit it out to your heart’s content - or not.

    I wasn’t aware if a possible location near Sarasota, I can ask Brad, but I know that he went through hell and high water and multiple delays to finally get the permit approved. As these are noise generators, many are being located near airports (Concours in Miami).

    Yes, it should be fun. Lots of like minded people (for better or worse). Sebring is not that far if I want to participate in events there.

    Did they mention what the delays have been? They were selling units 1.5 years ago and were suppose to have broken ground a while ago. It looks great but too far of a drive from Westchase to store cars.

    Final permitting took a lot longer than anticipated, as it's near the Tampa Exec Airport and I-75. They've broken ground and estimate Phase I completion is a year away. I met the contractor doing the site work and buildings (drives a black 812 SF). He did the most recent Enclave project in Michigan.

    I figure I'll store at least one car there (out of 3) and use the facilities. Summers I can head north into the Appalachians.......

    Meeting a lot of the new owners (including my neighbor) on Friday was a definite plus.

    I’ve heard great things about the Michigan one. I was going to buy a unit but it’s 45 minutes away with no traffic Too long to drive to swap cars. Lol.

    In your shoes, I wouldn’t do it either. I’m hoping the track turns out to be at least half way decent. It’s about the same size as Concours, which I did through Corso Pilota and was a blast (but it is tight). Wife and MIL will also use it as a jumping off point to see relatives in the area, so we have multi use planned.

    If the track is a bust, Sebring is accessible through Chin racing. (I’m on the docket for late January). No interest in the dirt portion. For many years I rode Hatfield-McCoy in WV with my nephew, which is IMO the best dirt riding on the planet.

    I never got any real solid answers on the track use part of this facility. Only thing I know is the track can not be used whenever you want to take a few laps on it.
    1 when will the track be open for use? Daily? Weekly? Monthly?
    2 will there be run groups?
    3 who will be instructors and what are the instructors qualifications
    4 will there be driving school classes
    5 will the instructor ride in the car or lead follow
    6 what liability track insurance does this facility have…signed waiver etc.
    7 what is the qualification to drive on the track
    8 will there be corner workers to flag
    9 will there be an ambulance on site for track days
    10 what is the noise db level. Houses-neighborhoods are on the other side of this facility!
    11 will you rent out the track to others for track events
    12 when there is an accident or and off will you be charged for grass repair, armco repair etc?
    13 for the off road section will there be on site towing? At what cost?
    14 will the off road section be open daily, weekly, monthly?

    Saw you made the decision to buy a unit at the Enclave. Seems like a pretty nice facility. And having a future track adds to the attraction. Isn't being 2 hours away somewhat of an issue? While you can certainly make it a day trip from your home it's 4 hours not counting time at the facility. What are your thoughts about where you stay when you come to Tampa from home? It's great you have a circle of friends in the Sarasota area about an hour S from the Enclave. That makes it more compelling. Just curious about your thoughts.

    While we live in the mountains of NC for 8/9 months we are also renting a condo in downtown St Pete for wintering. I don't want to own an 2nd home anymore so renting works out just fine for me. And it's kinda hard to predict if we continue to rent here year after year. Part of my retirement plans were to spend winters traveling to different parts of the world. The CV stuff put those plans on hold. Some of the countries we want to go to are still not options.

    Not having any definitive plans for continuing to be snowbirds makes it kinda difficult for me to commit to buying a unit at the Enclave. Especially when they are a year+ out from completion. In your and Samatha's case your primary home is not too far away. Ours is 10 hours away!!!

    Just curious about your thoughts. Maybe we can get together sometime this winter when you are over here on the coast.

    The unit at the enclave will be fit out with living space. It’ll have a mezzanine which we are working on now with a designer to include sleeping space, living space, kitchenette, etc.

    The rules are that you can’t spend more than 30 consecutive days there……but that’s a lot! So I doubt I’ll come down for one day at a time - it’ll be a man cave of sorts. The track is a huge draw, as that STO is not an around town car, lol! As raw a beast as I have ever driven.

    After 17 years of multi home ownership, we have simplified geographically. While we’ll never be able to duplicate what we had in VA, I would consider something in the NC/GA/TN area, as those are the best roads I’ve found so far. VA was just too far (12 hours) and I couldn’t get help there even before Covid. But the serenity and specialness of the ecosystem are a memory to cherish.

    So the Enclave will be another place to hang, and we plan to invite all or our friends, we can use the track for playing around (it’s 1.6 miles which is small compared to Sebring). The track should open in October, and we will be working in earnest to get our unit (1800 SF) fit out.

    I think I mentioned we sold our petroleum business after 13 years. Other than no one wanting to work, it was a great and low risk income generator as it was a solid business. But a PITA to run. Samantha is working up plans for the farm, which is a really great refuge. The farmhouse will become a B&B and we are doing an event center and bird rescue. Finally, we are having a new home built a little ways away in a nice, new development.

    Did you sell your 458? I can’t bring myself to do if, as folks are hoarding now. The STO situation is such that people who were promised allocations are discovering they may not come through. My only regret is I didn’t put myself on the list for the GTS, as FOCF got additional allocations. Oh well, I do have the F8S coming next month.

    Yes, we will certainly get together, perhaps with the boys. We will be in St. Pete 21,22,23 for FOS……

    Hi William........Now I understand why a unit at the Motor Enclave makes sense. The fact that you can build living space and actually spend the night is something I didn't fathom. When I was in Naples and kept my cars at Ultimate Garages I had thought about buying a unit similar to the Motor Enclave since I was selling my home there. But the zoning would not allow a unit owner to actually sleep in the unit. As you said it's not like you plan on spending weeks at a time in the unit but it certainly fits for a short stay so you can hang out at the facility, visit friends in the area and more.

    Someday I will have to get up there and see what is going on in the development.

    I have been "waffling" about selling the 458. I was having back issues and the 458 seemed to be aggravate them to the point it was no fun to drive it. But somehow my back seemed to heal itself pushing off the requirement to have to sell the car. I have entered it in the Festival of Speed at Vinnoy Park later this month. Let's get together when you are in town!!

    You’re speaking with the back expert who’s been through a lot of injury, and getting in and out of a Ferrari 458 is motivation for me to keep moving.

    Samantha and I may get down as early as his Friday for FOS on Sunday if we can secure a room, We’re already locked for St. Pete on Saturday evening and FOS so yes that would be great to connect. PM me your number and I’ll show you the new STO. Couple of guys from the Lambo site want to see it also.

    I decided to leave the 458 behind (which is getting extensive work done for the track the following week) and trailer the Lamborghini. I should PM Rob and see if he’s game (he always cries when I don’t include him and never wants to be left behind, lol).

    An update to a previous post…..

    Our building is finished at The Motor Enclave, and our unit (which is currently shell space) is in design, we hope to have fit out start in a few weeks. It’s taken the owner a bit longer to get permitting complete due to the complexities of Hillsborough County, but progress is now excellent. The pool and event center will be complete in a month or so, and a big Grand Opening set for mid-January.

    I’ve met lots of people already, the focus is clearly going to be on the social aspect of it. The track is a separate membership above and beyond the real estate component. I had second thoughts about joining (the track is small at 1.6 miles, it’s quite technical) but after running it today, I’m glad I did.

    Since I was bringing the F8 down to the Exotic Ferraris on the Circle at St. Armands anyway, I was wondering - should I throw it on the track?

    Hmmmm……I think most folks here know the answer to that one….

    My God is it a fast car! And it doesn’t sound half downshifting in auto (which it does quite well).

    Update…..The Motor Enclave had their grand opening last Friday night, and held a Cars En Coffee the following day. It was an incredible weekend, here are some pics of the events. I ran the track a few times this week, definitely need a smaller, more track focused car like a SR3 Radical.

    Some of the units are in final stages of completion. Wow, people went all out! The dirt track and 4x4 trail are also complete, and the pool is done.

    It is a true play paradise…….

    Brad (CEO) told me last weekend there are 5 units left (of 300).

    Thanks, it is a place to enjoy and be with like-minded folks. The fact that it has multiple sources of entertainment (asphalt track, off road, kart track) differentiates it from some of the other garage-condo communities.
