    It is, the problem is that access to downtown, and really the rest of Austin can be a challenge for commuters. The roads out there aren’t able to sustain the number of people in the area to easily get around during peak hours. If you are work from home, or don’t need to reach other parts of Austin frequently, I think it’s great!

    They absolutely are. This area is just a little less hot than the others. We also don’t know if someone will offer way over asking as has been the case in other areas. In some areas houses are going 75-100k over asking.

    I had a friend just sell her place, westlake, 100+ offers in the first 48 hours. 2MM+. I bet we get an offer a week unsolicited for our lake austin property. Have had friends get 25MM+ offers on the lake too, all tech young buyers.

    It's incredible how much money is out there. It would be interesting to hear the professional backgrounds of all of these buyers. Are they really flush with cash, or they all living on the edge of what they can afford?

    We have a few waterfront properties (austin/miami) we are about to list given the prices, and what I've seen is:
    - tech, tons of flush cash looking in the 7MM+ range. Ironically, the higher the price, the more buying power. More 20MM buyers than 7MM. Guess this has to do with PE exits and who made what on IPO/SPAC etc.
    - Sub 7-5MM part cash, mainly mortgaged, with pickier buyers.

    Buyers in the 7MM+ range value their time, and will pay accordingly. I think my data is a little skewed as both states are net inflow of UHNW family offices. Almost all I've seen are tech related. There were a few PE shops that came to austin and spent big on the lake in 2019, but for the most part its all tech money.

    The house Elon bought I looked at 3 years ago for 9MM, and he paid 13 I believe. That said, I wouldn't have taken it for 5 as it sits directly below the overlook at mount bonnell, and I can only imagine how many 8 year olds are chunking rocks down to your driveway and house.
